A: Heron Bay is located off Hwy. 155 approximately 5 miles southwest of I-75. The community can be reached from I-75 South by taking exit 216 (Hwy. 155). Turn right and proceed approximately 5 miles. The community entrance is on the right at the light at Heron Bay Blvd and Hwy 155 (approximately 1 mile past the intersection of Hwy. 155 and Bill Gardner Parkway).

From I-75 North take exit 216. Loop around exit and turn right. Continue straight approx. 5 miles to community entrance on the right.

A: Heron Bay has been awarded 15 industry awards including the coveted Community of the Year awarded by the Greater Atlanta Home Builder’s Association.  A national panel of judges brought in from 40 different states toured properties throughout the metro Atlanta area and selected Heron Bay for this prestigious award on the basis of overall community appeal, overall design, integration of product mix, overall signage and theme and the developer's ability to maximize aesthetic values and accentuate positive features of the land while minimizing less positive elements.  The Georgia Urban Forest Council also recognized Heron Bay with a Gold Award for Outstanding Development for its environmentally sound development practices and efforts in tree preservation.

A: The developer of Heron Bay has released a select group of custom lots for individual consumers to purchase under this Retail Lot Sale Program.  Our goal is to create an opportunity for future homeowners to secure a home site now, while interest rates are at historic lows.  Once a lot is purchased, the construction process can be delayed for a period of up to two years, thereby allowing time to sell an existing home, arrange financing, or design a new home.  More detail information can be found on the website under “Retail Lot Program”.

A: Yes, most of our custom builders will build from plans provided by the prospective homeowner; however, the plans must be approved by the Architectural Review Board and must adhere to the building guidelines set forth at Heron Bay. A: Yes.  There are several low-maintenance patio-home neighborhoods within Heron Bay. They have been designed with the needs of the active adult in mind. A: The Lakefront Park & Pavilion is open and available to residents and their guests. This park serves as the focal point for lakeside viewing for the entire Heron Bay community. The features include a catering kitchen, overhead fans, picnic tables, fire pits, swings, an IPOD docking station and parking for 30 cars. For rental information, contact 770.957.5633.

A: Heron Bay residents or anyone who has an active account with the Henry County Water and Sewage Authority (HCWSA) has the capability to obtain a seasonal permit, which must be purchased through HCWSA. Their contact information follows:

  • Directions to public dock: Once you leave Heron Bay, turn left onto Hwy. 155. Turn left onto Hampton Locust Grove Road. Stay on Hampton Locust Grove Road for about 1 mile and turn left onto Weems Road. Follow Weems Road to the end to get to the access ramp.       
The Cole Reservoir is owned by HCWSA and is governed by their guidelines and restrictions. Currently the guidelines are as follows:
  • Fishing is permitted in designated areas from April 1 through September 30, 7 am to 7 pm, Saturday, Sunday and Wednesday only, and Memorial Day, July 4 and Labor Day.
  • No fishing is allowed from the banks at Heron Bay.
  • Swimming is not permitted.

A: The Heron Bay annual fees are currently $560. Neighborhood associations may have additional yearly fees. These fees are used for the maintenance of the common areas, the pools, amenities, street lights in common areas, landscaping and other expenses that the community may incur. A budget summary will be provided to each homeowner within 120 days after the fiscal year closes.

A: The Oak Trail, Buckeye Trail, Azalea Trail and Villas Trail are open and consist of approximately 2+ miles of trails. Future phases will be staged with development.  Upon completion, the trail system will include 7 miles of trails within the community.

A: There are numerous shopping centers conveniently located within miles of the community. Super Target, Super Wal-Mart, The Home Depot and Lowe's are a few of the larger retailers that have opened stores within the areas.

A Publix shopping center at the corner of Bill Gardner Parkway and Hwy. 155, is 1 mile north of Heron Bay. Residents of Heron Bay can grocery shop at an 80,000-square-foot super Ingles grocery outlet just east of I-75 on Bill Gardner Parkway.

In addition, a Publix shopping center is located at 920 Hwy. 81E in McDonough, and a Kroger is located at 301 Jonesboro Road in McDonough.

The Tanger Outlet Mall is also located just east of I-75 within 6 miles of the community.  Simon Properties has developed a new regional mall named South Pointe, located just one exit north of Heron Bay. JC Penney, Kohls and Hobby Lobby are now open at the South Pointe location.

Minerva has committed to developing several commercial properties that will include businesses such as, daycare centers, medical offices, dry cleaners, restaurants, banks, and pharmacies that will be beneficial for Heron Bay residents. The Town Center development on the south side of the entrance is now underway. The commercial area on the north side of the entry will be developed as a future phase.

As of March 2010, committed businesses include:

  • Spalding Regional Urgent Care at Heron Bay had its grand opening on October 5th, 2007. The public opening was Monday, October 8th, 2007. Visit www.SpaldingRegionalUrgentCare.com for additional information.
  • Bank of Griffin opened in August 2008
  • Bay Pharmacy is now open as a full-service 2,400 sq. ft. pharmacy with a drive through.

A: Minerva owns the land south of the Wildewood neighborhood, which fronts Hwy. 155.This property will be the future site for Village at Heron Bay - a "village-style" commercial node, surrounded by a variety of live/work units, apartments, condos, town homes and single-family housing. Village at Heron Bay will feature local retail outlets such as, book shops, bakeries, barbers, bars, restaurants, butchers and art shops.
